board Mojo needed

So I know the board mojo has worked miracles here. And I don't want to misuse the board Mojo but....

 

Could some of you send some board mojo down this way to help me sell this darn place?!

 

I have a new agent, new price, cleaned till I can't clean anymore and someone coming to look at the house tonight at 5pm. I even baked cookies to leave on my sparkling counter!

I'm loading up the 4 dogs, and my son. We're going on a ride to no where right before they get here. What do you do after dark with a tiny car stuffed with 4 dogs and a teenager? I think it's out for fast food and sit at the end of the driveway (almost a mile so they won't see me till they leave)

 

If y'all could just send a bit of MOJO at that time, I might be able to reunite with my DH who's been out in CO for over 6 months now. I'm jonesing for him!

If it works for me, maybe we can start a big mojo going for this darn economy!

I'd lease it to almost anyone in a heartbeat but I'm scard of what could happen if we got bad tennants and are 2 days away from being able to handle any emergencies! Plus the economy is so distressed here, well not the economy per say but the average wages down in he** have never caught up to the rest of the world, I'm not sure anyone could swing what I need out of it or they'd be buying their own slice of he**. We were lucky with DH's job. They paid standard wages based on the whole midwest, not AR.

Viki, where are you moving to?

OK....off to finish the last tweaking. Yuck, I had to do son's room, I forgot about it in all the defurring! So gald I remembered! teenage boys sould not be left to clean their own rooms if your house if forsale. Not everyone wants to see dirty socks under the bed and food/candy/gum/??? wrappers everywhere!

Is AR Arizona or Arkansas? Looks like a lovely place with over 30 acres??!! Seems like a steal at that price. Are there any interior pictures available to show on the website? Esp of the fireplace?

I would move to AR in a heartbeat if I could get a job. My family is from there and I spent virtually every summer of my childhood there. I love the "littleness" of the "big" city of Little Rock and the lovely Ozark hills and mountains around Hot Spring and Arkadelphia, and the catfish and pecan trees and the pine trees....

 

Sadly, it's not been the kind of place that has much room for linguists. :rolleyes:

 

I hope the mojo works and you can make your move soon. We send some (nostalgic) mojo from snowy MI

Sending mojo! I know how you feel - my townhouse has been on the market for a long time. I also can't wait to get it sold!

 

We do the same thing if we are home and get notice that someone will be looking - pack up the dogs and get out!

 

The constant cleaning and making sure everything looks perfect all of the time just in case someone comes looking sure is tiring!

Ok you guys are great!

I'm not going to get to excited butttttt....they want to come back with 4 wheelers and ride my property tomorrow!! So it'll be a second visit!

The darn realestate lady was late so there I was sitting in an out of the way place on my driveway and the lookers drive up asking me if I'm the realestate lady. "No" I reply, "I'm the owner, isn't the realestate lady with you?" No she's not here yet. Well that was 6:15 and I was told they'd get here at 5. So I drive to the house to open it up. With that the realestate lady gets here and so I sit out in my car with the 4 pups till they finish the inside tour. I had to walk them up to the workshop (it has lights but it's totally dark outside leading up to it) with a flashlight.

What a mess! But still they want to come back tomorrow. They say they don't need to come in the house tomorrow so guess that means I can work and keep the dogs home. But I will only let them take their 4 wheeler with me on mine as a guide. There's way to much off track stuff to get stuck in or turn over the 4w. The RElady won't be with them at that time. I think maybe we should split the commision if anything comes of this.

AR is Arkansas not Arizona. I've had people ask if it's Alaska.... not even close!

 

It's a really nice soapstone wood burning stove instead of a fireplace. But there's a mantle and tile around it like fireplaces have.

It is a really nice little place. My kitchen is painted red. A nice red but if you watch all those how to sell your house shows they tell you not to have anything painted red. But both the last RE lady and this one say it looks great and not to paint it. I would if I thought it would sell any quicker.

 

It should be a steal but in AR that's top of the line pricing. Go figure. I can't even get a shack out in CO for that price. It's going to be a hard adjustment!

 

linguists....that'd be funny down here in the southern drawl place I live! You'd think they'd need you even more! All I hear is "you aint from round here r ya?"

I live by Ft. Smith AR not Little Rock. I'm between the Boston Mountains and the washata mts. (I know that's not the right spelling but I have no idea how to spell it. it sounds like what I wrote) You can see, except for the trees, Magazine Mt. from my front porch. That's the highest point in AR.

 

Robin...you can have AR!! If you're not from here or have no family here, then you're an outsider and you can never get in. I guess if my son would marry a local someday, I might be accepted but if not....I'm not heartbroken! And I sure hope that he goes with me when we move. I hate to think of him down here in this place they call AR!

 

Yes Laura I know this is not the west! This is southern midwest I guess??? Never to be confused with the WEST!

Oh, I thought you were saying Colorado was the midwest. Sorry; I'm a little sensitive about it because my entire family in New York always talks about the weather in the midwest and tries to sympathize with me about it. No matter how often I tell them that Colorado is the west, with completely different weather than the midwest, they either can't remember or are doing it on purpose...

 

Glad to hear there is solid interest in the house! Soon you will be here in the WEST with the Colorado contingent! :rolleyes::D:D

Guess I'm a little sensitive to, cause I surely want to move out of here, the South(midwest) to the WEST and I'm from the Midwest, never want to compare where I came from (St. Louis MO)the midwest to this place! Neither of which are anything like CO in weather or anything else for that matter! :rolleyes:

 

I think when I get to CO I'll quickly forget that I ever lived here and just say I'm from MO. Somehow that makes me feel better!

 

Let's hope it's solid interest, it's interest and that is something we haven't had for quite some time!

I didn't see any interior shots on the website Kristen - that's why I wondered. But your description makes it sound lovely. Maybe you won't need to adjust it anyway, with these people tonight! I really should have known it was Arkansas with all the green, as opposed to cacti :D

 

Really really good luck with these new prospects. I know that we will have to sell our house in 3 or 4 years when DH retires, but with the economy the way it is, even up here in Canada, we don't know what the numbers will be.

 

And good luck everyone else selling too. After selling my mazda truck a few years ago and swearing I'd never sell anything again (vultures :rolleyes: ), I can only imagine how tough it must be.

Interesting! I'm from Massachusetts, and used to live in Alaska with a roommate from Cincinnati. She used to grumble that Ohio wasn't in the midwest - that it wasn't in the middle of the west. I said that I think when they named the "midwest," Ohio was in the middle of the west, though i wasn't sure. I had always assumed that people in Ohio used the term "midwest," but she seemed to find it a bit off-putting. Since then, I've always wondered what people from Ohio call their region. I mean, we in New England still call it New England if we're referencing the general area. Or "northeast."

 

But I definitely would never have called Colorado part of the midwest, even thought it's really more in the middle of the west than Ohio and Indiana and such. Colorado must have joined the country after they named that other region states "midwest."

Kristen, looking at the pictures of your kitchen and dining room, your home is lovely! Your kitchen is so bright and airy! Hopefully the new realtor will be able to create some action. One thing I did when my house was on the market was to have a friend walk through it and look at it with "visitor" eyes. She saw some things that made it appear cluttered or crowded and I removed them. I also wanted to make sure that my house didn't smell like my pets; some people are really weird about animals in the house. I did some painting so everything was fresh and had the carpets cleaned. My boys were little so trying to keep the toys picked up was a never-ending task. At least teenage boys, if they are awake and fed, can help! :rolleyes:

Hi Jack and Co.

I've had my daughter and 2 friends come down and "look" at the house with a visitor's eye. My daughter and I went through every closet, nook and cranny. Got rid of a ton of stuff. Even got rid of lots of furniture. That was a joke as I couldn't find anyone to buy it (I have some nice antiques and some not so nice antiques) so we ended up driving around to antique stores and junk stores (I guess that's second hand stores) with no luck that day. Since I didn't want to take anything back home as DH is a collector and I didn't want to ride another half hour to donate it to goodwill or something simular, we set it at the end of the driveway and put a "take me" sign on the stuff. To me it was nice stuff. Guess for free others thought so too! It was gone before we got back to add a bit more. We even took my sons queen size bed away and bought a new twin to make his room look bigger. I made him take all is stuff off the walls, and dressers. It's quite clean for a boys room. The 2 extra bedrooms are painted white as I never got to painting them anything else. But it does look clean. Had the carpets cleaned but it's about time again. 6 months for a teenage boy can add more dirt than you can imagine. I have a little steam cleaner but it just doesn't do as good as a pro.

As for stinnking dogs....yep, I really worry about that. The hard floors help, so do candles. I dehair as much as I can during the day then again right before I leave. I put all the dog beds out of sight, and collect any stray toys. Last night I even baked cookies and left them on the counter. I'm sure you can tell we have dogs but maybe someone might think only one?!

Thanks for the compliments on the pictures. I still wonder if I should paint the red kitchen but I really like it and it would take days to paint being red, that's a hard color to get rid of!

My bedroom is painted a nice hay color with an accent wall of green (a muted green) the bathrooms are painted a lighter hay color so they match but look lighter since they're smaller. I keep special towels that I put out for the viewing. Geesh...I could go on. BUt till last night it didn't seem to matter as no one was even coming out to see it since it first went on the market.

I do think it's priced really good. I'm not willing to go down much more, maybe 2k but that's about it. The real E. lady thinks it will sell at this price. We'll see.

So this evening I'll be taking them on a tour by 4 wheeler to see the rest of the land. RElady isn't even coming back as she's foofoo so is not going to ride a 4 wheeler. So I plan on selling my own house! We have a new heat/cooling system, new waterheater, new floors, new fridge, new range, a hot tub on the front porch looking out to the pond and lots more. I'm really going to push the good things and try to not mention anything bad...like the scorpions, trantulas, etc. I have a hard time not telling the bad with the good. I know I can't do that!

SO....I'll let you guys know what happens next.

Did you see something that I should get rid of in the pictures? Really no one can hurt my feelings anymore (I hope). I just want the heck out of here!

It sounds like you are doing everything right, Kristen. I like red rooms also (my den) but I guess that's a little too taste-specific when your house is on the market; I guess neutral is best right now. I'm not really a fan of Open Houses but is an OH an option? I did have a realtor tell me once that most folks who come to OHs are just snoops who are interested in seeing what your house looks like or getting decorating ideas. But maybe that one buyer would show up! Around here, people put information boxes next to the For Sale sign so drive-bys can grab a spec sheet if they are interested. (I'm sure you or your realtor have thought of all these things but I'm just brainstorming ideas because I've been in the same position you are now.) Are there places where people with horses who might want more property congregate and might have their interest piqued by a colorful flyer? My other thought is that now that Christmas is past, maybe folks will start thinking again about moving and will start looking around as spring approaches.

 

Curb appeal is the only other thought I have. My husband would not get out of the realtor's car if the house we were looking at looked rough on the outside. Tidy, trimmed bushes, fresh pine needles, and large pots of pansies are cheap, quick pick-me-ups. Of course, as I look outside my own house, I see scraggly Knockout roses and flattened, stale pine needles! :rolleyes:

Lots of selling Mojo...

 

We also gave up and leased our old home. Did everything, had people swooning over it, came off 30K on the price... but no one was buying. The 4 times we showed the house, we came in second. So we rented it. (To a couple who also fosters for our agency, and she does the cat adoption screening.) I figured they were a pretty safe bet, and so far, we've been lucky.

 

Geez, I'd love 30 acres. I have 5... I love it, but man, 30!

My mom was born in Arkansas. When I was in England, people told me that Arkansas was not a real place it was a made up from Lil' Abner. I could never convince them that it was a real place.

Best of luck with the property tour. Oh, and I love red. I have red accents in my kitchen, because "some one" wont let me put in a red sink and paint!

I'm to afraid to think that they liked it. But, they did seem to like it. They were cute and young. Even talked about being able to get lost on the prop. (not gonna happen) Let's just keep thinking good selling thoughts!

 

This is just getting way to depressing. I need to forget about it for a while.
